This was once a thriving park of 40 homes. The same owner has had it since the 60's. After 50 years she can no longer maintain it and the children do not want anything to do with the park. Septic systems are grandfathered in at 2 homes pe per system but many need repair. DHEC says some system repairs may require they are brought to current code which is 1 home per septic tank. Normal service and maintenance will not affect the grandfathered clause. All tanks are believed to require some sort of service. We are offering the lower amount of 35 lots due to the potential of losing some from repairs needed to the septic systems. Owner is not aware of any current plans for sewage.
This park will need work, there are some old abandoned trailers on the property that the seller does not hold title to, and some clean up will be needed. Park is priced accordingly at $7k per estimated spaces. Nearby park that needed some improvement at 55% occupancy recently sold for $13k per lot. Not in a flood zone and very close to Orangeburg. This is an excellently placed property just outside of town and close to 26. Tons of employment opportunities. City water and power already run so development not out the range of possibilities either. Potential buyers are free to drive by but please do not bother tenants or engage with them.
